According to the latest report of JLL, by the third quarter of 2018, the total area of ​​industrial land for lease in the northern key economic region is 12,260 ha, up nearly 8% of total rental supply compared to Q1 / 2018. . Hai Phong and Bac Ninh have not changed their leading position in industrial land supply, accounting for 53% of total supply. Specifically, the total area of ​​industrial land in Hai Phong is 5,141 ha, the land area for lease is 3,744 ha. The total area of ​​Bac Ninh's industrial land is 4,835 ha, land for lease is 2,728ha.

This is also the highest occupancy rate in the North Industrial zone. These rates in Hai Phong and Bac Ninh are 63% and 87%, respectively. Other provinces such as Quang Ninh, Hai Duong, Hung Yen, and Vinh Phuc have a total industrial land area ranging from 1,400-1,700 ha, land for lease is about 1,100-1,200 ha, with knife fill rates 80-90%.

The average rent in the third quarter of 2018 reached $ 82 / m2 / lease term, up nearly 9% compared to Q1 / 2018. In particular, the average rent in Hanoi increased significantly, reaching $ 137 / m2 / lease term, the highest among the key northern provinces due to limited supply. According to JLL, with strong FDI inflows into Vietnam, favorable location and well established port system, Northern provinces will continue to increase their supply in the future. Bac Ninh and Hai Phong are still considered as the most suitable destinations for industrial investment. In the future, by 2020, the North is expected to receive about 19,322 hectares of industrial land. Demand will continue to increase.

Both industrial and pre-built / warehouses will be welcomed by strong FDI, mainly from Japan, South Korea and Taiwan. In particular, demand from China is expected to increase sharply as trade with the US escalates, resulting in Chinese manufacturers seeking new locations to produce.
